JLL - Senior Facilities Manager (M2)
Transform at JLL as a Senior Facilities Manager on a prominent Fortune 500 technology client account! You will lead Facilities Management service delivery across our client's SJC Subregion campus within the Americas Portfolio.
Location: San Jose, CA 95134
Work Schedule: Onsite, M-F ~8:00 AM - 5:00 PM (slightly flexible) + on-call expectations for emergencies
Travel Requirements: Splitting time across 24 buildings within a large corporate campus; over 90% of buildings are within a 3–5 minute drive of each other
Reports to: Regional Facilities Manager (RFM) – West Region
Estimated base salary range: $140,000 - 190,000 + annual salary bonus
What this job involves: The Senior Facilities Manager leads Facilities Management operations across a 24-building, 5 million+ square foot portfolio at the client's SJC campus, including vendor management, process development, contract strengthening, FM financial management, and client satisfaction. This role works closely with a peer, the Senior Engineering Operations Manager, who oversees Engineering Technical Services; both roles report into the RFM and partner to ensure reliable facility performance, high-quality service delivery, and strong client satisfaction across the campus.
What your day-to-day will look like:
- Manage performance of assigned staff and maintain interface with third-party vendors, ensuring total contract compliance, accurate reporting, and resolution of critical tenant relations issues.
- Oversee facility operations including HVAC, basic electrical (primarily lighting), and plumbing, maintaining a strong interface with life safety systems; oversee the Building Controls Automation (BCA) Team, with primary focus on staffing and leadership.
- Lead vendor management strategy across critical soft services partners (pest control, janitorial, and related contracted services); drive a focused effort to strengthen overall service delivery, a primary priority for the contract over the next several years.
- Drive development of new operational processes and strengthen vendor contracts to improve service delivery, consistency, and cost efficiency.
- Support the RFM in developing and managing the $80 million FM annual operating budget, capital improvement plans, and financial forecasts; manage and monitor FM OPEX, including maintenance expenses, service contracts, vendor costs, overtime, purchase orders, accruals, and financial variances. Proficiency in reporting variance reasoning and building annual operating budgets is required.
- Oversee receiving and dispatching of work requests to FM team members, vendors, and third parties; coordinate scheduling of maintenance activities, and track work order completion, vendor follow-up, invoice review, and authorization within Corrigo, the account's CMMS tool.
- Lead by example in supporting facility inspections, sustainability goal implementation, and vendor performance management in partnership with sourcing teams, ensuring all practices follow company MSA requirements and client standards.
- Monitor workflow to assure timely completion within established SLAs and KPIs; review dashboards daily and meet or exceed customer satisfaction ratings.
- Cultivate trusted working relationships with client representatives and service providers, communicating and escalating appropriately.
- Serve as the senior Facilities Management point of contact for client SJC stakeholders, communicating facility conditions, risks, performance, priorities, and recommended actions; serve as the senior escalation point for significant facility incidents and business-impacting events, coordinating response, recovery, root-cause review, and corrective actions during business and after hours.
- Lead, mentor, and develop the FM team (Facilities Managers, Assistant Facilities Managers, Facilities Coordinators, and the Shops Team) to build a high-performing operations group; ensure compliance with JCAP and HSSE requirements and support ISO audit readiness, leadership, and delivery.
- Own staff development, succession planning, and growth initiatives for the team; participate in compensation planning and build actionable career development plans for each direct report.
- Perform additional duties as required in support of client SJC Campus Facilities Management operations.
Required qualifications:
- Bachelor's degree in Facilities Management, Engineering, Business Administration, or related field, or equivalent combination of education and experience
- Minimum 5 years of recent (within the past 7 years) facilities management experience required; 7–10 years of progressive commercial real estate experience preferred
- Strong financial acumen with proven experience managing multi-million dollar operating budgets, building annual budgets, and reporting variance reasoning
- Experience supporting large campuses, complex corporate environments, or critical operating environments
- Strong leadership, communication, problem-solving, and stakeholder-management skills
- Demonstrated experience managing vendor relationships and service contracts, including evaluating performance against SLAs and strengthening contract terms
- Proven record of excellent internal and external customer service
- Proficiency with CMMS software, Excel, and Microsoft Office Suite
Preferred qualifications:
- Advanced degree in Facilities Management, Engineering, Business Administration, Construction Management, Real Estate, or related field
- Strong knowledge of HVAC, electrical, plumbing, fire/life safety, BAS/BMS, and related building systems
- Professional certifications such as CPM, RPA, CSM, CFM, FMP, or PE
- Experience managing facilities portfolios of 500,000+ square feet or multiple building campuses
- Familiarity with critical facilities such as data centers and related equipment/systems (generators, UPS, ATS, cooling towers, fire pumps, etc.)
- Knowledge of sustainability practices, LEED operations, and energy management programs
- Corrigo CMMS preferred
- PMP certification or demonstrated experience leading capital improvement initiatives

Expected compensation for this position:
140,000.00 – 190,000.00 USD per year
Final compensation packages are determined by various considerations including but not limited to candidate qualifications, location, market conditions, and internal considerations.
