About this role

Our firm is recruiting for a Purchasing Manager on behalf of a premier regional homebuilder and residential construction firm. This leadership role oversees end-to-end procurement, bidding, estimating, and trade partner relationships to drive cost efficiency and project alignment across active residential communities.

Compensation: The expected salary range is $60,000 to $110,000. Final offer depends on factors such as years of relevant experience, specialized skills, and demonstrated competencies.

Location: Chantilly, VA

Schedule: Monday - Friday; 8:00A - 5:00P

Responsibilities:

Cost Estimation & Budgeting: Analyze architectural blueprints, plans, and specifications to generate accurate material, labor, and equipment cost estimates. Perform detailed quantity take-offs for existing, new, and revised home plans. Develop, track, and maintain project budgets, option cost breakdowns, and upgraded modules within management systems.

Purchasing & Procurement: Oversee the purchasing lifecycle for all residential building materials and supplies to ensure cost-effectiveness and timely site delivery. Solicit, evaluate, and compare subcontractor and supplier bids. Issue, review, and manage Purchase Orders (POs), Work Orders (WOs), and Variance Purchase Orders (VPOs) to eliminate duplicates and preserve profit margins.

Trade Partner Management: Identify, vet, and onboard qualified subcontractors and suppliers. Negotiate unit pricing, contracts, scopes of work, and terms while securing required compliance, insurance, and certification documentation. Implement performance tracking systems to review trade partner reliability alongside construction managers.

Strategic Sourcing & Cost Control: Conduct market analyses, forecasting, and value engineering sessions with design and field teams to mitigate supply chain risks and optimize project budgets without compromising home design or build quality.

Cross-Functional Collaboration: Partner with design, field management, and sales teams to resolve plan discrepancies, establish base house pricing, and clarify project specifications. Provide product and contract guidance to field operations.

Departmental Leadership & Process Improvement: Direct daily purchasing department operations, establish departmental SOPs, and manage, train, and mentor a team of purchasing agents and estimators.

Qualifications and Key Skills:

Industry Experience: Proven background in residential construction purchasing, bidding, and estimating, with strong knowledge of residential home plans, scopes of work, and building materials.

System Proficiency: Demonstrated experience working within construction ERP/management software, managing options, base plan builds, and vendor pricing databases.

Technical Knowledge: Strong ability to read blueprints, interpret architectural details, and perform accurate material quantity take-offs.

Vendor & Contract Management: Advanced negotiation skills, trade partner management experience, and a deep understanding of subcontractor compliance and insurance requirements.

Leadership & Analytical Skills: Direct team management experience, solid financial acumen, and proficiency in value engineering and variance analysis (VPO tracking).
