Job Title: Layout Designer Job Description
The Layout Designer provides CAD drafting and design support for complex composite layouts and modules across large commercial and industrial facilities. This role manages design projects through a full lifecycle, from early site research and initial concepts to pre-construction handoff, ensuring accurate documentation, coordinated drawings, and alignment with multiple stakeholders. The position requires close collaboration with project managers, engineering and architectural teams, and change management to deliver high-quality floor plans, modules, and construction documentation.
Responsibilities
- Provide CAD drafting support for composite designs and revisions, ensuring accuracy and adherence to design standards.
- Hold design review calls with stakeholders and accurately capture, document, and distribute meeting minutes and action items.
- Execute drafting work for module creation, including interpreting requirements and translating them into clear, detailed drawings.
- Review SIM tickets, understand design requirements, and provide constructive feedback to Change Management when information is incomplete or unclear.
- Create and modify module drawings based on redlines and stakeholder feedback, maintaining consistency across related drawings and documents.
- Attend regular team meetings to align on project priorities, resolve design issues, and coordinate with cross-functional partners.
- Manage expectations of project management stakeholders by providing clear communication on scope, timelines, risks, and design decisions.
- Project manage design work through a 14month lifecycle, from initial concept through preconstruction handoff, tracking progress and milestones.
- Obtain and document all project specifics from site selection and transaction management to ensure design solutions reflect site conditions and business needs.
- Research and compile all available site information, including surveys, existing drawings, and relevant documentation to inform design decisions.
- Coordinate all engineering and architectural specifications for each building type, including internal composite coordination and site-specific requirements.
- Incorporate site-specific information such as site surveys, existing drawings, and site visits into layout and module designs.
- Coordinate with teams responsible for transportation and traffic control to ensure layouts support operational flows and safety requirements.
- Integrate internal BRS requirements and line-of-business standards into floor plans, modules, and composite layouts.
- Coordinate initial architectural design packages and permit submittals as required, ensuring drawings and documentation meet jurisdictional requirements.
- Develop and prepare supporting documents for lease execution, including site plans, work letters, schedules, and phasing plans.
- Develop initial construction schedules and sequences for phased construction when needed, aligned with design and operational constraints.
- Create construction estimates for capital requests and other planning efforts, using layout and design information to inform cost assumptions.
- Manage due diligence activities, including utilities and other coordination efforts, prior to construction handoff.
- Provide complete and accurate documentation for construction handoff, including contacts, drawings, permit status, lease language and exhibits, and capital request breakdowns.
- Document any landlord contributions or reimbursements and other preconstruction work products as part of the handoff package.
- Maintain an organized repository for all preconstruction work products by site, ensuring information is accessible and up to date.
- Collaborate with multiple stakeholders across disciplines to align on facility layout, floor plans, and module designs for large commercial and industrial projects.
- Support continuous improvement of layout and composite design standards by incorporating lessons learned and stakeholder feedback.
Essential Skills
- Bachelors degree in Interior Designing and Planning, Architecture, Engineering and Technical Drawing, or Engineering.
- Minimum 2 years of hands-on AutoCAD experience for drafting, layout, and design documentation.
- Proficiency in creating and modifying detailed floor plans, facility layouts, and module drawings.
- Experience working on large commercial or industrial projects, preferably managing multiple projects simultaneously.
- Ability to coordinate engineering and architectural specifications and translate them into accurate drawings.
- Strong skills in documenting project requirements, meeting minutes, and design decisions.
- Experience managing design work across an extended lifecycle, including preconstruction phases.
- Ability to interpret site surveys, existing drawings, and site-specific information and apply them to layout design.
- Strong organizational skills to maintain repositories and documentation for multiple sites.
- Effective communication skills to engage with project managers, engineers, architects, and other stakeholders.
Additional Skills & Qualifications
- Experience with Revit for design and coordination with multiple stakeholders.
- Proficiency with the Microsoft Office suite for documentation, scheduling, and reporting.
- Background in facility layout, industrial layout, and floor plan development.
- Experience with layout design for modules, floor composites, and facilities planning.
- Ability to develop supporting documents for lease execution, including site plans, work letters, and phasing plans.
- Experience preparing construction estimates and initial construction schedules for capital planning.
- Familiarity with coordinating transportation and traffic control considerations within site and facility layouts.
- Understanding of internal standards and requirements (such as BRS and line-of-business standards) and how they influence layout design.
- Strong attention to detail and ability to work on multiple projects at once while meeting deadlines.
Work Environment
This is a hybrid role that requires working in the Bellevue office three days per week, specifically on Tuesday and Wednesday plus one additional in-office day. The position involves frequent collaboration with cross-functional teams, participation in review calls and meetings, and extensive use of AutoCAD, Revit, and Microsoft Office tools to produce and manage design documentation. Work focuses on large commercial and industrial facilities, including floor plans, facility layouts, and modular composite designs, and includes managing design activities over a 14month lifecycle from early planning through preconstruction handoff.

Pay and Benefits
The pay range for this position is $30.00 - $41.00/hr. Individual compensation offered for this position within this range will depend on many factors, including qualifications, skills, relevant experience, job knowledge, geographic location, internal equity, and other pertinent job-related factors.
