Job Title: Construction Manager Job Description
The Construction Manager leads the planning, design coordination, and execution of multiple concurrent retrofit, renovation, expansion, and tenant improvement projects across a U.S. fulfillment and industrial facilities network. This role owns the full project lifecycle from preconstruction planning through construction execution, commissioning, and operational handoff, typically managing 510 projects at a time. The Construction Manager partners closely with architects, engineers, consultants, contractors, and internal stakeholders to deliver projects safely, efficiently, and in compliance with internal standards within active industrial and fulfillment center environments.
Responsibilities
- Lead construction projects through the complete lifecycle, including planning, design, permitting, procurement, construction, commissioning, and turnover to operations.
- Manage multiple concurrent retrofit, renovation, tenant improvement, and expansion projects, typically overseeing 510 active projects at any given time.
- Drive preconstruction efforts, including budgeting, estimating, design reviews, scheduling, constructability reviews, and risk management.
- Coordinate closely with architects, engineers, design consultants, contractors, and internal business stakeholders to align scope, schedule, and expectations.
- Oversee construction execution to ensure adherence to budget, schedule, quality standards, and safety requirements within active industrial facilities.
- Negotiate and manage construction, procurement, and labor contracts, including contract review and vendor relationship management.
- Identify project risks, develop mitigation strategies, and maintain delivery commitments across all assigned projects.
- Provide regular project reporting, financial updates, forecasts, and executive-level communication to keep leadership informed.
- Support fulfillment centers, distribution facilities, warehouses, manufacturing environments, and other industrial operations across assigned regions.
- Use construction scheduling and project management software to plan, track, and manage project timelines and resources.
- Coordinate RFIs and change management processes with contractors and design teams to maintain project momentum.
- Balance competing priorities across multiple projects in different stages of design and construction while maintaining stakeholder satisfaction.
- Ensure projects are delivered in compliance with internal standards, building codes, and applicable regulations.
- Travel to project sites as needed, typically within a regional territory, to oversee field activities and support on-site execution.
Essential Skills
- Proven end-to-end construction and preconstruction management experience, from concept and design through construction, commissioning, and operational handoff.
- Demonstrated experience managing 510 concurrent industrial or commercial retrofit, renovation, or tenant improvement projects.
- Strong understanding of both preconstruction planning and field execution in active operational facilities.
- Experience overseeing project budgets, schedules, procurement, contractor management, and risk mitigation.
- Background in construction management, project management, site development, and project coordination.
- Bachelors degree in Engineering, Construction Management, Architecture, or a related technical field.
- Professional experience as a Construction Manager, Project Construction Manager (PCM), or Pre-Construction Manager.
- Experience managing commercial and/or industrial construction projects, including large facilities such as fulfillment centers, distribution centers, warehouses, manufacturing plants, or large commercial facilities.
- Proven ability to coordinate effectively with architects, engineers, consultants, and design teams.
- Strong stakeholder management and communication skills, including experience working with internal business partners and leadership.
- Experience managing project budgets, schedules, and vendor relationships across multiple concurrent projects.
- Contract negotiation and procurement experience, including contract review and administration.
- Ability to travel regionally as needed, typically around 20% of the time.
Additional Skills & Qualifications
- Experience supporting fulfillment centers, distribution centers, warehouses, manufacturing facilities, or large commercial facilities.
- Large-scale retrofit, renovation, tenant improvement, and expansion project experience, particularly within occupied and operational facilities.
- Familiarity with logistics, industrial engineering, or supply chain environments.
- Experience simultaneously managing multiple projects in varying stages of design and construction.
- Proficiency with AutoCAD for reviewing and coordinating design documents.
- Experience using BIM platforms for coordination and visualization of industrial projects.
- Proficiency with construction scheduling tools such as Primavera P6 and Microsoft Project.
- Experience with construction scheduling software and tools for planning and tracking project timelines.
- Cost estimating and budget management skills for both preconstruction and execution phases.
- Experience with procurement, contract negotiation, RFIs, stakeholder management, and contract review processes.
- Ability to thrive in a fast-paced environment where projects move quickly from preconstruction into execution, typically following a 4-month preconstruction phase and a 68 week construction cycle.
- Strong organizational skills and the ability to balance competing priorities across multiple active projects.
Work Environment
This role operates in a fully remote capacity with approximately 20% travel to project sites, primarily within regional territories. Candidates may be based in locations such as Kentucky, Indiana, Pennsylvania, Texas, Illinois, or broader Midwest and Northeast regions. The Construction Manager typically manages 510 projects at a time, with about 34 months of preconstruction work followed by 68 weeks of on-site construction per project. Travel requirements are flexible and can be planned to align with project schedules and personal logistics, with many site visits completed as day trips depending on location. Projects are delivered within active fulfillment centers, distribution facilities, warehouses, manufacturing environments, and other industrial settings, requiring careful coordination around ongoing operations. The work environment is fast-paced and dynamic, offering significant autonomy, ownership of projects from concept through delivery, and regular interaction with senior leadership and key stakeholders. Pay and Benefits
The pay range for this position is $60.00 - $68.00/hr. Individual compensation offered for this position within this range will depend on many factors, including qualifications, skills, relevant experience, job knowledge, geographic location, internal equity, and other pertinent job-related factors.
