Job Title: Layout Designer Job Description
The Layout Designer provides CAD drafting and design support for complex facility and module layouts, guiding projects through a full preconstruction lifecycle of approximately fourteen months. This role focuses on composite and module design, creation and revision of floor plans, and coordination of architectural and engineering requirements to enable successful construction handoff. The Layout Designer collaborates closely with project management and multiple stakeholders, participates in design reviews and team meetings, and ensures that all preconstruction documentation is complete, accurate, and well organized.
Responsibilities
- Provide CAD drafting support for composite designs and revisions, ensuring drawings are accurate, clear, and aligned with project standards.
- Hold design review calls with stakeholders, capture detailed minutes, and track followup actions to keep the project on schedule.
- Perform drafting work for module creation, interpreting requirements from SIM tickets and translating them into precise module and floor plan drawings.
- Review SIM tickets for completeness, provide feedback to Change Management when information is missing or unclear, and help improve documentation quality.
- Create and modify module drawings based on redlines and design changes, maintaining version control and consistency across all documents.
- Attend regular team meetings to share progress updates, resolve design issues, and coordinate with crossfunctional partners.
- Manage stakeholder expectations for project managers and other partners by communicating timelines, risks, and design constraints clearly and proactively.
- Project manage design activities through a 14month lifecycle, from initial concept and site selection through preconstruction handoff.
- Obtain and document all project specifics from site selection and transaction management, ensuring key decisions and site parameters are recorded.
- Research and compile all available information for each site, including surveys, existing drawings, site visits, and other relevant data.
- Coordinate all engineering and architectural specifications for each building type, including internal composite coordination, sitespecific information, transportation and traffic control, internal BRS requirements, and specific lineofbusiness standards.
- Coordinate initial architectural design packages and permit submittals as required, supporting timely approvals from relevant authorities.
- Develop and provide supporting documents for lease execution, such as site plans, work letters, schedules, and phasing plans.
- Develop initial construction schedules and sequences for construction phasing when necessary, aligning design milestones with build activities.
- Create construction estimates for capital requests and other planning efforts, using layout and design information to support budgeting and approvals.
- Manage due diligence, utility coordination, and other preconstruction efforts prior to construction handoff, ensuring all requirements are addressed.
- Provide complete and accurate documentation for construction handoff, including contacts, drawings, permit status, lease language and exhibits, capital request breakdowns, and details of any landlord contributions or reimbursements.
- Maintain a comprehensive repository of all preconstruction work products for each site, ensuring documents are organized, accessible, and up to date.
- Collaborate with multiple stakeholders across large commercial and industrial projects, balancing priorities and managing work on multiple sites simultaneously.
- Apply facility layout and floor plan design principles to develop efficient, scalable layouts for industrial modules, composites, and building interiors.
Essential Skills
- Bachelors degree in Interior Designing and Planning, Architecture, Engineering and Technical Drawing, or Engineering.
- Minimum of 2 years of handson AutoCAD experience in a professional design or drafting environment.
- Proficiency in AutoCAD for floor plan layout, module design, and composite drawings.
- Experience with Revit for design coordination and documentation.
- Demonstrated experience working with multiple stakeholders on large commercial or industrial projects.
- Background in facility layout and floor plan design for industrial or largescale environments.
- Ability to manage design projects through extended lifecycles, including coordination from preconstruction through construction handoff.
- Strong documentation skills, including the ability to capture meeting minutes, maintain repositories, and produce clear, comprehensive project records.
Additional Skills & Qualifications
- Proficiency with the Microsoft Office suite, including tools for documentation, scheduling, and data analysis.
- Experience with facilities layout, industrial layout design, and module or floor composite planning.
- Familiarity with site surveys, existing building drawings, and site visit procedures for data collection.
- Experience coordinating architectural and engineering specifications, including transportation, traffic control, and internal standards.
- Ability to develop construction schedules, phasing plans, and capital cost estimates based on design information.
- Strong organizational skills to maintain sitespecific repositories and manage documentation across multiple projects.
- Effective communication skills for collaborating with project managers, transaction management teams, engineers, architects, and other stakeholders.
- Understanding of leaserelated documentation such as site plans, work letters, and exhibits associated with preconstruction activities.
Work Environment
This hybrid role requires working in the office three days per week in Bellevue, typically on Tuesday and Wednesday plus one additional inoffice day, with the remaining time spent working remotely. The work environment centers on collaborative preconstruction and design activities for large commercial and industrial facilities, using tools such as AutoCAD, Revit, and the Microsoft Office suite. The Layout Designer interacts frequently with project managers, engineers, architects, and transaction management teams, participating in review calls, team meetings, and crossfunctional coordination. Work is primarily performed in a professional office setting with a focus on digital design, documentation, and project planning for complex facility layouts and floor plans.

This is a Contract position based out of Bellevue, WA.
Pay and Benefits
The pay range for this position is $30.00 - $41.00/hr. Individual compensation offered for this position within this range will depend on many factors, including qualifications, skills, relevant experience, job knowledge, geographic location, internal equity, and other pertinent job-related factors.
